Mix all ingredients. Start with all the liquid ingredients and then add the mix. I used powdered eggs diluted in warm water. Follow the instructions on the can if you choose to do this. Spray a griddle or large frying pan with non-stick spray and heat on medium high. Pour 1/4 cup mix creating 4-5 inch round pancakes. when the batter in bubbling on top flip over and cook another minute or 2. You should end up with 12 pancakes or 6 servings.
